Home equity is the difference between a home’s value and debts secured by it, but available borrowing is usually less than total equity. Lenders apply valuation, combined loan-to-value, credit, income, debt, property, occupancy, and program requirements.

How do HELOCs, home-equity loans, and cash-out refinancing differ?

  • HELOC: A revolving line secured by the home, often with a variable rate and draw period followed by repayment.
  • Home-equity loan: A closed-end second mortgage with a lump-sum advance and scheduled payments.
  • Cash-out refinance: Replaces the current first mortgage with a larger loan and provides eligible cash after liens and costs are paid.
  • Reverse mortgage: For eligible older homeowners, may provide access to equity without a required monthly principal-and-interest payment, while ongoing homeowner obligations continue.

What should I compare?

Compare the new rate, whether it is fixed or variable, monthly-payment impact, closing costs, annual or transaction fees, draw rules, repayment period, tax and insurance obligations, effect on the existing first-mortgage rate, prepayment terms, and total expected borrowing period.

Does equity guarantee approval?

No. Equity alone does not guarantee approval or a specific loan amount. Income, debts, credit, property, valuation, title, insurance, occupancy, and lender guidelines also matter.

Important secured-debt warning

These options use the home as collateral. Failure to make required payments or meet loan obligations can result in foreclosure. Borrow only after reviewing the payment under realistic conditions, including possible variable-rate increases where applicable.

Which option fits my goal?

The answer depends on how much is needed, whether funds are needed once or over time, current mortgage terms, expected time in the home, ability to make payments, age and eligibility, and tolerance for rate changes. Consider tax consequences with a qualified tax professional.
